We have been associated with the HMS Home Warranty Protection Plan since 1988.  We have been more than satisfied with the services provided.  To our knowledge, a customer claim has never been rejected during that period for any warranty originated through our Company.

This Warranty Plan covers the following for a period of one full year:

• Primary Heating System - Buyer Only
• Primary A/C System - Heat Pump - Buyer Only
• Plumbing System
• Water Heater
• Electrical System
• Built-In Dishwasher
• Built-In Microwave
• Garbage Disposal
• Range-Oven-Cook top
• Built-In Trash Compactor
• Water Softener
• Clothes Washer-Dryer
• Kitchen Refrigerator
• Central Vacuum System
• Garage Door Opener
• Ceiling Fans

Please refer to the Home Warranty Agreement and Contract Coverage Summary for complete information on Service, General Exclusions, Terms and Conditions and all other pertinent information regarding coverage.

We may originate a Seller Warranty which covers the items listed above, excluding the Heating and Air Systems, will cover the Seller through the Listing Contract and then cover the Buyer for the full 1 year period.  We can cover the Seller's Heating and Air Systems for an additional $60 in advance.  There is a $100 deductible per occurrence.

We may also originate a Buyer Direct Warranty, a new Home Warranty and an Open Warranty.  The HMS Home Warranty Protection Plan may cover single family and condominium residences as well as two to four family residences.  The Warranty Plan is normally renewable on an annual basis.

We offer the HMS Home Warranty Plan at an advance fee of $60.00 and a balance due at closing of $315.00 with any Listing service. 

 We offer the HMS Home Warranty Plan at an advance cost of $375.00 as an individual service.
